These terms are applicable to all reservations of serviced apartments made with 15 Basil Street (‘Operator’), whether through our Website or via telephone, email or any of its subsidiary companies.
Once a booking has been placed and accepted by the Operator, Customer accept that these Terms and Conditions will apply to anyone else who will be a resident at the 15 Basil Street accommodation.
When your booking is confirmed, a confirmation with reference number will be sent to you by email using the email address that you have supplied. You should carefully check the details of your confirmation as soon as you receive it. You must contact Operator immediately if any of the details are incorrect or incomplete. We will always endeavour to rectify any inaccuracies or accommodate any alterations you wish to make to your booking. We cannot accept liability for any inaccuracies that are not brought to our attention within seven days of issuing your confirmation, nor can we accept responsibility for inaccurate information that you have supplied.
For bookings of 4 or more apartments different policies and additional supplements will apply, and the customer will be contacted by 15Basil Street with more information.
These terms may be subject to change at any time and without notice. Prior to your check-in, please consult the website for the most up-to-date amendments.

All reservations are subject to these terms and conditions and will not be binding upon us until you have received confirmation from us by email and you have made payment in accordance with ‘Payment Terms’.
Reservations are subject to the availability of the requested accommodation. If the requested accommodation is unavailable, we will send you an email stating that your reservation has not been made and we will endeavour to offer you alternative accommodation.
We reserve the right to reject any reservation at any time and, if we do so, you will be notified. Please note we do not accept bookings from stag and/or hen parties.
No Children under the age of 18 will be allowed to check-in to the Accommodation unaccompanied. We reserve the right to refuse entry on this basis.
All additional or special requests are subject to availability and we cannot guarantee the provision for special requests.
Any additional requests made should be prior to your arrival at the property, giving reasonable advance notice.
All reservations must be guaranteed with a credit card.
You will be required to make payment in full at least 14 days prior arrival, unless indicated by us during the reservation process. A full refund will be given should the booking be cancelled within the cancellation policy.
Payment invoice will be sent via email provided at the time of the booking, 14 days prior arrival, where amount and method of payments will be advised.
Please note that in the event of payment not received or late payments, it may result in your reservation being suspended or cancelled.
You should notify us of any amendments to your confirmed booking in writing, by email sent to email@example.com, as soon as that is possible.
Amendments are subject to availability and those made outside cancellation policy (see below) may be subject to cancellation charges.
In order to avoid cancellation and/or non-arrival charges, guests should observe our cancellation policy
Our cancellation policy varies based on the length of the stay:
For stays between 1-6 nights, cancellations should be made 2 days prior to check-in to avoid a cancellation charge. When cancellation is received less than 2 days prior to arrival, the cancellation charge will be applicable to the shortfall. For example, if 1 days’ notice is given the charge will be one night, or if cancellation is received on the day of arrival the charge will be 2 nights.
For stays between 7-28 nights, cancellations should be made 7 days prior to check-in to avoid a cancellation charge. When cancellation is received less than 7 days prior to arrival, the cancellation charge will be applicable to the shortfall. For example, if 6 days’ notice is given the charge will be one night, or if 5 days’ notice given the charge will be 2 nights.
For stays of 29 nights and over, cancellations should be made 14 days prior to check-in to avoid a cancellation charge. When cancellation is received less than 14 days prior to arrival, the cancellation charge will be applicable to the shortfall. For example, if 12 days’ notice is given the charge will be two nights, or if 5 days’ notice given the charge will be 9 nights.
Different cancellation policy will apply for group bookings where 4 or more apartments has been booked.
Failure to cancel in advance will result in full accommodation package being charged to your credit or debit card. If you have paid a deposit, made full payment the sum may be non-refundable.
Please check with the property at time of cancellation.
No Show policy
In the event of the guest fails to arrive or does not cancel within the cancellation policy time – they are treated as a “No Show” and the amount as per their cancellation policy will be charged and it is non-refundable.
We strongly recommend that all Customers obtain appropriate travel and personal insurance cover.
In the event that a property is unable to accommodate a confirmed reservation it may be necessary to offer an alternative accommodation. If at any time we need to make changes that will significantly affect your stay or we need to cancel your stay, we will tell you as soon as possible, offering a suitable alternative or a refund. This does not apply to minor changes or events during your stay, resulting from unusual or unforeseeable circumstances beyond our control. We cannot be held responsible for cancelling your booking as a result of your failure to comply with any requirement of our Booking Terms & Conditions, and we cannot be held liable for any expenses, costs or losses incurred by you as a result of any change or cancellation. If a guest or a member of your party behaves in a way that causes or is likely to cause danger, upset or distress to a third party or to property or our guests, we are entitled, without prior notice, to curtail the stay and request that the person(s) concerned leave the premises. No refunds or return travel arrangements will be made and we will not pay any expenses or costs incurred as a result of such a curtailment.
Photographic identification (Passport or Driving licence for UK residence) is required on check-in at our property.
We reserve the right to charge £50 per night per apartment upon check-in at the property. Reservations will be subject to a security deposit of £50 per night, up to a maximum of £250.
The deposit is due to be paid on arrival and will be fully refunded upon departure once all is in order with the apartment and its contents and no disturbance has taken place. Typically this may take between 1-7 working days, however some banks do take longer. The Customer hereby gives consent to the Operator to apply to the Customer’s credit card all reasonable charges incurred which may not be covered by the Security Deposit.
Apartments sleep only the maximum number of guests listed on the description. Extra guests will not be permitted. Upon check-in, all guest names will be taken and confirmed when returning back to the apartments at night. Unfortunately, extra guest names cannot be added after check-in has taken place.
Apartments will usually be made available from 3:00 pm on the day of arrival.
Unless otherwise agreed in advance, apartment must be vacated by 11:00 am on the day of departure.
By prior arrangement late check out can be arranged with reception, however they are subject to availability.
Late check out is subject to availability and an extra charge of £30 per hour. An additional night’s accommodation will apply for check-outs after 5pm.
All apartments come fully furnished and include a kitchen equipped with appliances, cutlery, crockery, and kitchen utensils.
Each apartment is equipped with Air-conditions.
Basic toiletries are supplied to the apartment.
No items may be removed from the apartment.
All prices quoted are inclusive of all bills, bed linen & towels, cable TV and Internet.
The price quoted includes apartment cleaning service.
We offer Daily housekeeping service with towels and linen changed every third day.
Unless negligence by the Operator is established by an independent body or a Court of law, the Operator will not be held liable for injury to person, loss of, or damage to any property of any Customer or person staying at or visiting the apartments and or its general facilities and area.
The Operator does not provide insurance for personal effects.
Personal belongings kept in apartment safes where provided, are done so at the Customers risk and the Operator does not take responsibility for any loss or theft.
We strongly recommend that guests make their own arrangements for travel & motor insurances to cover any such losses.
The Customer is responsible for taking reasonable care of the apartment and its contents while staying at 15 Basil Street.
The apartment is fully equipped with utensils, furniture, therefore we reserve the rights to charge an additional cleaning fee, in case if any incidentals where deep cleaning or use of external company will be required.
Customers are reminded to lock apartments and close all doors and windows when leaving the apartment.
Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay which has occurred due to the negligence or irresponsible behaviour on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to the Manager without delay.
Guests under the age of 18 years must be supervised by at least one adult per apartment.
Children under the age of 14 must be supervised by an adult at all times.
Children under the age of 2 are free and do not count as occupants. This is however dependent on suitable apartment availability and all local fire regulations.
All children over the age of two are regarded as guests when determining occupants of an apartment.
Some of our apartments are pet friendly and we would be delighted to welcome your furry friend to 15 Basil Street.
We kindly ask that you inform our team of your cat or dog at the time of booking or prior to your stay.
Please note there will be a pet fee applied to the booking.

Apartments are non-smoking and are fitted with smoking sensors.
In the event smoking has occurred in the apartment, a cleaning fee of £250 will be applied to the booking.
If you or any member of your party has a medical problem or disability which may affect your stay, please contact us to advise us so that we can make provision for the particular needs of the person(s) concerned, or advise you if we are unable to make such provision. If details are not provided to us at the time of booking, we reserve the right to cancel the booking should it be unable to make appropriate provision for a specific need or needs.
We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but are not limited to) adverse weather conditions, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries and death of an individual(s) through accidental circumstances unconnected with the property. By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to manager on demand. If you fail to do so, you will be responsible for meeting any claims subsequently made (together with our own and the other party’s full legal costs) as a result of your action.
If you are dissatisfied with any aspect of your stay you should bring the problem or issue to the attention of the Manager on Duty as soon as possible so that all reasonable efforts can be made to rectify the situation. If, for any reason, the issue cannot be resolved to your satisfaction and you wish to make a complaint please email firstname.lastname@example.org
